I think I opened up a can of worms, lol. Currently I can only quote vehicle pricing because I do not know how the leasing parameters would work in your state of residence (each state is unique in their own leasing laws). Forgive me the delay as I trying to do my regular day job and try to answer the questions for on the forum. Thanks for the patience.

Just the residual values and Money Factor should be enough (they should be same regardless of state) then the negotiated price from anyone who has purchased recently.

A loan equal to the total value of the car or for the total amount of the lease?
I actually meant the monthly payment amount. I tried to get a loan for Nissan Financial, but my largest month payment previously was 550 a month for my Z. The GTR payment was over 1000 a month, so they wouldn't do it. Got my loan financed from someone else. This was for a purchase, but I would think a lease would be similar in what they want history wise.

I know but given the MF, residual and negotiated effective buying price and you can calculate the monthly payments. I have an excel model for comparing lease vs finance vs cash purchase which I have posted in the past but can post again.
